INTERIOR:

The following is a brief description of the interior of the subject building that contains a total of approximately 120,000 square feet, including a finished lower level.  The building consists of office, manufacturing and storage space. 

There is a total of approximately 107,160 square feet on the first floor, approximately 7,440 square feet on the second floor and approximately 5,400 square feet in the lower level.

First Floor:

The first floor contains a total of approximately 107,160 square feet and consists of approximately 14,880 square feet of office area and approximately 92,280 square feet of manufacturing and storage space.

Office Area:

The office area is located in the easterly section of the building and contains a total of approximately 14,880 square feet.  The office area consists of a lobby area, a number of private and general offices, conference rooms and men’s and women’s lavatories. 

The office area has an acoustical tiled ceiling, strip fluorescent lighting, a combination of painted sheetrock, masonry block and wood paneled walls, carpeted and/or linoleum covered floors, wet sprinkler system, gas fired forced warm air heat and central air conditioning.

The men’s and women’s lavatories have acoustical tiled ceilings, fluorescent lighting, ceramic tiled wainscoting and painted masonry block walls and linoleum covered floors. 

Located on the east side of the building directly off the lobby area and general office area are aluminum framed doors with plate glass that lead to a poured concrete sidewalk that provides access to the parking area. 

There is a passenger elevator located directly off the hallway that provides access to the second floor and lower level.  Located in the northwesterly of the office area and directly off the hallway are stairways that provide access to the second floor and lower level.

 Located on the west side of the office area are a number of metal and wood framed doors that provide access to the manufacturing area. 

Manufacturing Area:

 The manufacturing area contains a total of approximately 89,280 square feet and consists of manufacturing and storage space, shop offices, shop lavatory, boiler room, assembly area and tool crib. 

The manufacturing area has steel ceiling joists and beams with metal decking, a combination of strip fluorescent and sodium vapor lighting, painted masonry block walls, steel support columns and poured concrete floor.
