SITE DESCRIPTION:

          The subject property is located in the Town of Agawam on the west side of Main Street (Route 159) and contains a total of approximately 9.01 acres of land.

          The site is irregular in shape and has a total of approximately 759.78’ of frontage on Main Street, approximately 857.46’ in depth along the northerly boundary line, approximately 40.0’ of frontage on the east side of Cooper Street and varies in depth along the southerly boundary line.

          The site is generally level at street grade with Main Street and is improved by a one and two story, masonry block and brick constructed industrial building.

          There is a paved and lighted parking on the south side of the building, directly off Main Street, for approximately 10 vehicles for visitors. There is a paved, fenced and lighted yard area on the west and south sides of the building for access to the loading docks and ground level door, outside storage and parking for approximately 200 vehicles with access from Main Street and Cooper Street.

          Main Street (Route 159) is a frequently traveled two lane public way and a primary north-south arterial street that provides access between its intersection with Route 57 and the center of Agawam and West Springfield.

          Main Street is a paved street with Town water and sewer, gas, electric and telephone. There are two fire hydrants located on the east side of the site along Main Street.

          Located directly to the north and south side of the site along Main Street are commercial properties. Located directly to the west side of the site is the Town of Agawam North Cemetery and located to the east side of the site across Main Street is an industrial facility.

          The entrance to Route 57 is approximately .5 of a mile south of the site via Main Street (Route 159) and access to Interstate 91 is approximately 2.5 miles southeast of the site via Route 57.
