BUILDING DESCRIPTION & INFORMATION:

The subject property is improved by a one and two story brick, masonry block and metal framed industrial building that contains a total of approximately 120,000 square feet, including a lower level. 

The building contains a total of approximately 20,280 square feet of office space and approximately 99,720 square feet of manufacturing and storage space.  The building was originally constructed in approximately 1950 (per Town records) with an addition in additions in 1970, 1975 and 1978.

The following is a brief description of the exterior and interior of the building, which consists of office, manufacturing and storage space.  

Exterior:

The building has a poured concrete foundation and a flat roof that is covered with a rubber membrane, brick, painted masonry block and metal panel walls, wall mounted exhaust fans and a combination of aluminum and metal framed casement windows with single pane glass and aluminum framed windows with fiberglass panels. 

Located on the east side of the building is an aluminum framed door with plate glass that provides access to the lobby area and an aluminum framed door with plate glass that provides  access to the office area.  There is a poured concrete sidewalk on the east side of the building that provides access from the office area to the parking area. 

There is a poured concrete loading platform on the south side of the building that has an 8’ x 10’ wood framed, overhead door and a wood framed door that provides access to the manufacturing area. 

Located on the south side of the building is a ground level, metal roll-up door and a 12’ x 20’ wood framed, ground level overhead doors that provide access to interior loading docks.  There is a 12’ x 16’ wood framed , ground level overhead door and a 10’ x 14’ wood framed, ground level overhead door on the south side of the building that provide access to the manufacturing area.

There is a 10’ x 10’ wood framed, ground level overhead door on the west side of the building that provides access to the storage area.  Located on the north, south and west side of the building are a number of wood and metal framed doors that provide access to the manufacturing area. 

There is a paved and lighted parking lot on the south side of the building directly off Main Street for approximately 10 vehicles for visitors.  There is a paved, fenced and lighted yard area on the west and southwesterly side of the building for access to the loading docks and ground level doors, outside storage and parking for approximately 200 vehicles with access from Main Street and Cooper Street
